This carefully considered side extension to a detached home in Dover responds sensitively to its setting within a designated conservation area. From the outset, contextual awareness shaped every design decision. The extension was conceived as a subservient addition, respectful in scale, proportion, and materiality, with its massing carefully controlled to maintain the visual hierarchy of the original dwelling.
Securing planning approval was a demanding process due to the site’s conservation area designation and the level of scrutiny applied to new development. Careful justification, detailed drawings, and a clear design narrative were essential in demonstrating compliance with local and national planning policy. Through persistence, thorough documentation, and constructive engagement with the planning authority, consent was ultimately achieved.
Following approval, we led a structured and competitive tender process supported by comprehensive technical information, ensuring clarity, cost certainty, and strong contractor engagement. Acting as Contract Administrator throughout construction, we maintained close oversight of quality, programme, and budget, working collaboratively with the contractor to ensure the scheme was delivered in accordance with the approved drawings and agreed specification.
The completed extension stands as a testament not only to contextual sensitivity within a conservation setting, but also to the value of disciplined procurement and proactive contract management in delivering high quality residential architecture
